$350 RV spot for rent on the Guadalupe River on a 13 acre ranch available (Seguin)

This is a 13 acre spot that I currently run my sheep on. I live on a 10 acre lot beside the lot on the river that you can access.
Great location! The land is isolated between ranches on all sides, so you don’t have any immediate neighbors while you are only 2.5miles from I10. You are 4miles from HEB, Home Depot, and other shopping. You can get to downtown San Antonio in 30mins or to New Braunfels in 15mins.
I currently reside on the bottom floor of the main house on an adjacent 10acre lot and am available most of the time to assist with any issues.
Here are some of the amenities of the property:
- 50 amp RV connection along with two regular electric connections available on separate electric meter.
- Well water connection is available at pole (non-potable)
- Weekly trash service provided.
- Note: no waste water connection on 13acre so you will need to find a place to dump your waste.
- River access on 10acre lot
- Panoramic view in field with old growth pecan trees
- Placid sheep in fenced area to provide a very peaceful setting you will enjoy
- River access so you can go canoeing, kayaking or fishing on over 500ft of river front
- Can have a garden using well water at your leisure.
- No HOA or other restrictions on property where you can burn and hunt on legally with deer everywhere.
- Lot’s of wildlife on serene setting where you can see wild turkeys, hawks, owls, and racoons on a regular basis.
- Lots of land where you can place a storage shed.
- Pets allowed.
Requirements for tenant:
- No more than two adults and one child renting the RV spot
- No druggies or drunks
- Must pass criminal background check & credit check; no bankruptcies or sex offenders allowed. $50 non-refundable charge will be accessed prior to signing the lease.
- Recommendation from previous landlords. Will contact.
- 1 year regular lease with 1 month’s rent deposit.
- Will need to pay rent on or before 1st of every month.
- Payments made in cash only.
- You will only have to pay the electric bill
- No large parties.
- No storing a bunch of stuff in and around the property.
- Only one RV and truck
- 2 vehicles max
- May have one storage shed or storage trailor
- May only have reasonable sized garden. May not cultivate more than 2% of lot or pasture entire lot since it’s already pastured by sheep that are rotated on the lot.
- Landlord not liable for damage caused by sheep or other wild animals on lot.
- In floodplain. Landlord not liable for flood damage.
Preferred from tenant:
- No drama please!
- Clean, honest, trustworthy, kind, and respectful
- Willing to be self sufficient for issues that occur. I’m a handyman but prefer a tenant that is handy esp. when I’m not around.
- I prefer someone who can work through issues without much hassle.
- Doing some yard work if you deem it necessary. The sheep and the tractor take care of most of the land but I don’t manicure the lawn if you want that, you’re welcome to do the work in the area you use.
- Note there are two houses on the 10acre lot and the house in the back has quiet tenants who reside there while I reside in the bottom of the main house therefore will need to be respectful when visiting the river.
- I don’t discriminate
- Someone who plans to stay long term who’s respectful of me and appreciative of the magnificent land on this property. Ideally someone who loves natural beauty for the peacefulness of it but also realizes that nature comes with some non-suburban challenges which are associated with the wilderness.
