Three years of past rental & residential history is checked during the application process. It will be very helpful for approval if applicant can furnish documents to confirm actual recent addresses, such as lease copies, utility bills, etc. Any evictions before the three year period will also be considered. A high credit score is not required, but no recent evictions are allowed. Can accept some criminal history, but no recent drug or violence offenses are allowed.
Income must be close to $2,500 mo. and steady, and be verifiable with some type of official earnings statements. Can accept a somewhat lower income amount if from Social Security or similar reliable source. If income is from a job, it's generally necessary to have been on that same job a year or longer. If you're new to San Antonio, you would need to transfer in with a pre-existing employer or have other pre-existing income.
